Max C. Rosin
President/Founder
Mr. Rosin has owned and operated Rosin & Associates since its founding in 1989. He has extensive experience in real estate, including appraisal, distressed properties and workouts, feasibility study development, portfolio acquisition, real estate tax certiorari issues, and expert witness services.
In 1996, Mr. Rosin developed and ran a significant contract underwriting firm for CMBS origination and B-Piece due diligence support. Chants include Lehman Brothers, Eurohypo, UBS, Deutsche Bank, CSFB, Artesia Mortgage, Allied (CW Capital). Scope of underwriting services is nationwide. Annual transaction volumes have averaged ±150 loans each year since 1996.
Mr. Rosin's education includes a Master of Business Administration from the Yale School of Organization and Management (MBA), 1985. His undergraduate education was completed at the University of Witwatersrand, Johannesburg, South Africa where he earned a Bachelor of Science in Chemical Engineering, 1978.
Prior to founding R&A, Mr. Rosin worked as Staff Appraiser at Arthur Andersen & Co. and Research Engineer at McGill University.

Alexander A. Carlacci, MAI
Vice President
Mr. Carlacci has been at Rosin & Associates since 2016 and is responsible for underwriting CMBS and bridge loans for a variety of clients, including Limekiln, Ladder Capital, Benefit Street Partners, and Loancore Capital. He has also performed commercial appraisals for institutional lenders, private clients and government agencies. His work includes appraisal, investment analysis, and underwriting due diligence. He utilizes Microsoft Excel and ARGUS Software to build, prepare, and update complex financial models detailing operational, valuation, and structural considerations. He has appraised commercial real estate properties including mixed-use properties, apartment buildings, retail space, office condominiums, coop apartments, and development rights within NYC.
Mr. Carlacci has earned his MAI designation from the Appraisal Institute and holds a Bachelor of Arts in Economics from Wesleyan University.
He is a New York State Certified General R.E. Appraiser, Lic.# 46000054094.
Michael Weinberg, MAI
Senior Appraiser
Mr. Weinberg specializes in commercial, industrial, residential and special purpose valuations in the New York Metropolitan Region and Cape Cod, MA. He has worked in the appraisal industry for almost forty years and has served as the senior appraiser for the IRS for 14 years. He earned his MAI designation from the Appraisal Institute and is a NY State Certified General RE Appraiser (Lic# 46000001146). Mr. Weinberg holds a Bachelor’s degree from Brandeis University.
John Mingle, MAI
Certified General Appraiser
Mr. Mingle’s specialization is in CMBS underwriting and commercial real estate valuation. Previous positions include working as a Senior Underwriter for the Large Loan Group of Lehman Brothers, a Senior Appraiser for National Westminster Bank and Manufacturer’s Hanover Bank, as well as operating a fee valuation firm.
He has earned his MAI designation from the Appraisal Institute and holds an MBA from the University of Rhode Island. He is a New York State Certified General R.E. Appraiser, Lic. #46-2139
Richard DePetris
Senior Supervisory Underwriter
Mr. DePetris has been associated with R &A since 1999. During this time, he has managed the commercial mortgage underwriting department and was responsible for performing appraisals, and the review of all underwriting and due diligence projects. He has also performed numerous appraisals in the New York Metropolitan area. After completing his first stint at Rosin Associates, Mr. DePetris worked at UBS and Morgan Stanley as a Senior Underwriter. At UBS, Mr. DePetris facilitated all aspects of commercial real estate transactions, including sizing and quoting potential deals, preparing loan applications, negotiating deal terms, managing the deal process, and, ultimately, closing the transaction. At Morgan Stanley, Mr. DePetris prepared loan sizings and transaction summaries for potential large loans utilizing Rating Agency criteria to determine investment grade proceeds and subordinate debt levels based on various other investor criteria.
Mr. DePetris has also served as Principal at RED Real Estate Consulting, where he implemented client formulated underwriting guidelines and procedures for new origination Bridge and CMBS loans for clientele including Bancorp, Credit Suisse, Hunt Mortgage, JP Morgan, Ladder Capital and Prime Finance.
Mr. DePetris holds a Bachelors Degree in Finance from Lehigh University.
Louis Rosin
Certified General Appraiser
Mr. Rosin joined R&A in 2018 and specializes in the valuation of Low-Income Housing Tax Credit (LIHTC) appraisals. He also provides commercial real estate valuation consulting, underwriting, and due diligence services for both institutional and retail clients. His work includes appraisals, commercial loan underwriting, and new business development. Mr. Rosin has completed several Fair Market Rental Value studies for clients such as NYCEDC, as well as prepared analysis for litigation support matters.
Mr. Rosin has earned his MAI designation from the Appraisal Institute. Mr. Rosin graduated from Johns Hopkins University with a Bachelor of Arts in International Studies and is a Certified General Appraiser in both New York and New Jersey.
Kori-Ann Douglas
Analyst
Prior to joining Rosin & Associates in September 2024, Ms. Douglas interned at TD Bank as a Commercial Credit Analyst. In this position, she oversaw diverse credit portfolios, while executing meticulous credit analyses and underwriting processes. She also prepared and presented due diligence reports, ensuring optimal outcomes in credit evaluations and risk mitigation.
Ms. Douglas holds a B.S. from the University of South Carolina where she majored in Finance and Marketing, graduating Magna Cum Laude in May 2024.
Thomas Lathen
Analyst
Prior to joining Rosin & Associates in September 2024, Mr. Lathen spent the summer of 2023 interning at Crestline Summit, a long/short equity, market neutral. While there, Mr. Lathen assisted various portfolio managers with modeling, monitoring sell side research, and generating portfolio analytics. Mr. Lathen interned at Bloomberg Intelligence in the summer of 2022, on the Energy and Industrials team, conducting equity research on the offshore oil and gas industry.
Mr. Lathen holds a B.B.A degree from Emory University’s Goizueta Business School, where he concentrated in Finance with an area depth in Real Estate, graduating in May 2024.
Alexandra Calinoff
Consultant
Prior to joining the firm, Ms. Calinoff spent a year at Red Capital Group underwriting multifamily commercial real estate loans covering the Midwestern and Eastern United States. Prior to her time at Red, Ms. Calinoff spent a cumulative 7 years at Barclays Capital in different capacities. Her roles included the Los Angeles-based role of originating and underwriting commercial real estate loans in the Western United States, the New York-based role of analyzing and monitoring a portfolio of distressed asset-backed backed securities (including CLOs, CMBS and RMBS), as well as the Singapore-based role of analyzing and monitoring Emerging Market credit products. Ms. Calinoff also spent a year as a commercial loan underwriter at Hypo Real Estate Bank International.
Ms. Calinoff holds a Masters in Real Estate Finance from New York University’s Schack Institute of Real Estate. She also holds a Bachelor of Arts from Washington University in Saint Louis.
Marco Fulgoni
Consultant
Prior to joining R&A, Mr. Fulgoni worked with Project for Public Spaces (PPS), a public space revitalization consultancy based in New York City. At PPS, Mr. Fulgoni worked with the communications and business development departments to further the reach and scope of the organization. Understanding and relating project experiences to the greater public required a deep knowledge of the various aspects of all parts of the consultation process, including project finance, design and community-building. This experience necessitated a working knowledge of real estate development approaches and practices.
In 2013 Mr. Fulgoni worked for the Malaysian and US Governments as a Fulbright Scholar. Along with receiving a joint Anthropology and Spanish degree from Grinnell College.
